Rent is due on the first 1st day of each calendar month.
Rent MUST be paid in full by the fifth day of the month.
No Partial Payments: The Landlord reserves the right to reject any payment that is less than the full amount of rent due, including any accrued late fees. Acceptance of a partial payment is not a waiver of the Landlord's right to pursue all remedies, including eviction, unless otherwise agreed upon in writing.

Late Fee: If the full rent amount is not received by the 5th day of the month, a late charge will be assessed to compensate the Landlord for the anticipated costs associated with the late payment.
Calculation: The late charge shall be a daily fee of $5.00 for each day the rent remains unpaid, beginning on the sixth (6th) day of the month, until the rent is paid in full. The total late fee assessed shall not exceed a reasonable amount.
